Purchased new in 1992 and encountering my 1st. problem. Just noticed that there is a small leak underneath the front edge where the motor compartments is located. I opened the compartment and the only place that I notice water is around the blower motor base. Some of the things I did to try an isolate the leak: 1. Filled spa up and let set unplugged for a few days. no leak. 2. Plugged spa in so recirculation pump and heater would run, noticed a small leak the next day under motor mount. 3. Checked lite lense and no leak around fixture. 4. Looked throughout the compartment and the only water I could find is concentrated around the motor base. Any help would be greatly appreciated. By blower motor I assume you mean the jet pump. Can you see any water leaking from the seal assembly(where the motor for the jet pump meets the front of the pump wou will see the metal shaft)? Turn on the jet pump and look in that area.

If not, unfortunately, the tub could be leaking anywhere and once the foam is saturated with water, the water could start to flow out of the lowest exit point in the tub...which could be the bolt holes that hold the pump to the motor base.

Yes, it is the jet pump. Cannot see any water around the seal assembly where the motor for the jet pump meets the front of the pump by the metal shaft.

I have disconnected power to the spa by pulling the plug from the receptacle and left the water in the tub, I'll check it again in the AM to see if water is still leaking. It did not start to leak until I plugged it in and the recirculating pump and heater started to run.

Looking closer in the compartment water seems to be coming up through the mounting hole for the jet pump. It could possible be coming from under the unit as I cannot isolate exactly where it is leaking but there is water in the compartment under the jet pump mount.

Will post an update tomorrow morning once I check it out after leaving it unplugged for over 24 hours.

Is the pump being held down with the original 1/2" s.s screw? If so, remove it, shim the motor UP off the floor. Towel up the water, then check every so often while you're home. This will help you verify IF water is coming UP through/ or beneath the pump base.

What is the 1/4" hose that runs from the bottom of the pump motor to inside the unit. I cleared a little insulation out and found the other end of this 1/4" hose and the compression clamp was loose and the area was a little wet. Cannot figure out what the 1/4" hose is but it looks like it just recirculates any water back into the unit. Could it leak enough to have water come up the bolt hole for the motor mount ?.

I plan to put a new clamp on and elevate the unit off the ground a bit and test the unit to see if it was the source of the leak.

One other item, the 1 1/2" gate valve (body valve) that is used to drain the spa need to be replaced, when I pulled the handle the handle came up but the blade did not move, Where can a replacement unit be purchased and also a part number would be helpful being there are no numbers on the valve.

the 1/4" line serves as a drain for the wet end of the pump, as well as a way for the circ. pump to move water through the jet pump lines even though the jet pump is not normally running.

Occasionally, the bleedline fitting at the pump will crack...other times the very bottom of the spa is so well sealed with 60lb. density foam, that water can not find a way/ or hole to leak out. So it will well-up into the equipment compartment.

The gate valve is available in parts/ pieces through any HotSpring dealer or even other spa dealers who sell parts....that is, if they'll give you the time of day....

Yep, getting the time of day may be easier, I sent an email to numerous pool & spa sites with the following information;

Spa Brand and Model
Valve Info: Grid Controls, Gardena, CA. 1 1/2" PVC Series V1200

along with 4 pictures of the valve and all of them suggest someone else to try and locate it.

I believe some did not bother to even look the part up as they responded back so quickly.
